RNA Royale Park - Architect's Design Sketch

The visionary architect behind this Magnificent edifice is Architect Pramod Pendse, Principal Architect of Pendse and Associates.  Architect Shalmali truly considers him as her Guru'. She entered the project during the execution stage, when there was a need for this design to be turned into reality on a very tight timeline. Her working drawings skills were truly tested during this period as she worked on every detail meticulously in order to deliver the project as per the architect's vision and the client's time schedule. This project comprised of an area of more than 65,000 sqft. It has three towers of 21-storeys each and a parking podium of 3 levels with a recreational area on the last level. The entire team worked hard in coordination with the structural and MEP consultants along with the execution team on site to deliver the dream into reality. All the hardwork really paid off when the actual project looked exactly like the Design Sketch !

A strategic approach was taken while delivering the execution drawings. Being the Project Architects and owing to the scale of the project, zones were created for making the drawings. Each zone comprised of several number of details, the drawings would then roll on to various other consultants to do their part. Due to this, the priorities given by the project managers were always met well in advance. All this happened within a definite timeline and by working closely with the execution team on site.

Challenges -

Junction between Tower A and B- Detailed Drawing

Junction between Tower A and B - Actual Image

Among various other challenges, designing the junction between two towers was the most challenging. All the three towers were designed structurally independent of each other, however a design detail was added in between two towers for aesthetic purpose. As per the structural consultant this detail was not viable as both the towers would settle independently over the period of time and the junction could break. But the architect was not ready to scrap the detail, he wanted the aesthetics as it is and was not ready to compromise. Eventually the structural engineer was convinced and a golden mean was found after many brainstorming sessions and the junction detail was executed as per the architect's vision.
